Grubbing goes further and pulls the stumps, roots, and buried debris out below grade, and only grubbed ground is ready to build on. It depends on which side of the county line you sit — Greer spans both Greenville and Spartanburg counties, and the City of Greer has its own stormwater rules. On the Greenville County side, disturbing an acre or more triggers a Land Disturbance permit plus state coverage, while an individual lot disturbing between 5,000 square feet and one acre can typically ride on the building permit. Spartanburg County runs its own land-disturbance process. Part of our job is knowing which rulebook your address falls under.
