Yard grading and drainage for Sans Souci, Old Buncombe Road to Langston Creek.
Sans Souci is the neighborhood whose name means without a care: Governor Perry's old estate turned early suburb, with bungalows and Craftsman homes off Old Buncombe Road and Poinsett Highway, most built between 1940 and 1969. The Swamp Rabbit Trail extension along Langston Creek and the Union Bleachery redevelopment are bringing new investment to these older small lots. Langston Creek keeps parts of the neighborhood low and wet, and the red clay under it absorbs water slowly. These are small lots, and Brian plans for that on the walk, right down to which machines fit.

Yes. This neighborhood is compact-equipment work, and we plan for it. Most Sans Souci homes sit on small lots laid out between 1940 and 1969, so regrading a tired yard, cutting a drainage swale, or tearing out and rebuilding a gravel drive gets done with machines sized for tight access. Brian walks the lot first, so the plan fits the space before anything rolls in.
Rarely at this lot size. Greenville County's land disturbance permit applies at one acre or more of disturbance, which a single Sans Souci yard almost never reaches. It matters more for larger clearing jobs. What does matter on these blocks is water: Langston Creek runs through the neighborhood and the Reedy River is close by, parts of the ground sit low, and the real work is grading and drainage that keeps a creek-side clay lot dry.
