Clinton is Presbyterian College's town: Broad Street's 19th-century storefronts, the depot downtown, Thornwell's 450 acres with its working farm, and the I-26 exits that put Greenville, Columbia, and Spartanburg an hour away. Subdivisions are coming online here as Laurens County grows, but most of the surrounding land is still pasture, hay, pine, and creek-bottom hardwood out US 76 and SC 56 toward Musgrove Mill. The red clay resists soaking rain in, so it runs off fast and erodes where it's bare. Brian walks every property first, whether it's a college-town lot or acreage toward Musgrove Mill.

It depends on which side of the city line you're on. Outside city limits, Laurens County handles land disturbance, and applications require a grading plan with protected buffers and silt fencing. Inside city limits, the City of Clinton has its own permitting. Driveways connecting to state routes like US 76 or SC 56 also need SCDOT encroachment approval. We confirm which office your project answers to before work starts.
Don't assume it will. Piedmont clay soils and slopes can force larger drainfields or alternative septic systems, and SC DES advises checking soil suitability before buying rural land. The smart order is a soil evaluation first, then clearing planned around a workable drainfield site, rather than clearing the whole homesite and hoping the ground percs.
